A simplified one-column guide to local short-term rental requirements for Invermere, the Regional District of East Kootenay, and Radium Hot Springs.

District of Invermere
Invermere
Invermere STRs must obtain a business licence. Properties in residential zones must also obtain a Temporary Use Permit before operating.

- Business licence requiredAll STRs must obtain a business licence from the District of Invermere. Business licences are valid for the calendar year, January 1 to December 31.
- Residential zones require a TUPProperties located in residential zones must also obtain a Temporary Use Permit.
- TUP termTUPs are generally valid from the date of approval plus three years unless otherwise specified.
- Delegation thresholdTUPs requesting occupancy of 8 guests or fewer may be delegated to staff. Requests above 8 guests are non-delegated and decided by Invermere Council.

Regional District of East Kootenay
RDEK
In RDEK residential zones, short-term rental use generally requires a Temporary Use Permit. Delegation depends on occupancy and location.

- Residential zones require a TUPResidential-zoned properties must obtain a Temporary Use Permit before operating as an STR.

- Delegation thresholdTUPs requesting occupancy of 10 guests or fewer may be delegated to staff. Requests above 10 guests are non-delegated and decided by the RDEK Board.
- Area F exceptionAs of December 12, 2025, STR TUP applications in RDEK Area F are non-delegated regardless of size.

Village of Radium Hot Springs
Radium
Radium requires STR business licensing and has specific rules for stand-alone short-term rentals located outside permitted areas.
- Business licence requiredNo person may carry on a short-term rental in Radium without a valid business licence.
- Permitted stand-alone STR areasStand-alone STRs are only allowed in permitted areas shown on Radium’s Schedule A map.
- Existing non-permitted-area STRsExisting stand-alone STRs with a valid licence outside the permitted areas may continue yearly renewal until October 15, 2032, after which those licences expire and will no longer be issued.
- Renewal lapseIf an existing non-permitted-area stand-alone STR fails to renew its annual business licence, the licence lapses and the owner may no longer operate that stand-alone STR.
- Ownership-change restrictionIf ownership changes before October 15, 2032, including a corporate board of directors change, a stand-alone STR outside the permitted areas will not receive a business licence.
- Operational requirementsRadium licence holders must post the licence, post the licence number in marketing, maintain a 24-hour guest contact, and respond to complaints within required timelines.
